About Us... Land Factor is a Limited Company specialising in Estate Management based in Northumberland and Cumbria and operating throughout the North of England and Southern Scotland.

Land Factor provides a wide portfolio of services, including management, administration, capital tax planning, farm sales, valuation, project management and forestry advice.

Rural property in the North of England and Southern Scotland is our complete focus. We do not attempt to be a "multi-disciplined firm", but we aim instead to be the principal adviser to our clients, assisting them to choose other specialist advisers to suit each individual job. We believe that this approach gives clients greater access to a wider selection of expertise.

The four Directors, Tom Warde-Aldam, Athole McKillop, Peter Combe and Roddy Findlay have great depth of experience in providing management advice, principally to private clients. Each has his own particular area of expertise outlined in the Directors' Section.

We offer an innovative and modern approach, while providing the personal and professional service which our clients have come to expect back to the origins of the firm in 1847. We treat our clients' problems as challenges, their crises as opportunities.

More Information... Estate Management
We are one of the North East's leading managers of rural property. We manage a major portfolio of estates, both large and small, each of which faces its own individual challenges.
We aim to be the clients' principal advisor, using our day-to-day involvement to develop strategic ideas in conjunction with lawyers, accountants and other specialist advisors.
We can provide estate administration services and marketplace experience in the context of lettings, sales and development.

Consultancy Advice
Through our extensive and long-standing portfolio of Managed Clients, we routinely deal with most of the challenges which face rural estates. Our team have built up an immense bank of experience on a wide diversity of issues. Our aim is to identify and analyse those issues as they arise and then tailor the solution to fit each particular client's circumstances.
While we can deal with the majority of issues in-house, we are not afraid to identify the need for third party specialist advice where necessary. We will seek to build and manage a team of experts to resolve whatever issues are necessary.

Residential Lettings
Land Factor are positioned to offer a comprehensive residential property service focusing on quality rural properties. Building on the success of our diverse Estate and property management portfolios we are able to offer a comprehensive and bespoke package for sales, lettings and aquisition of rural property for clients.
Commercial Lettings
Land Factor currently manage in excess of 100,000ft² of commercial property primarily in rural locations focusing on the Tyne Valley. These vary from small workshop and storage units to individual office units in excess of 7000ft² made up of primarily conversions and some new building space.
Agricultural Lettings
Lettings and management of agricultural property remains a core skill within Land Factor. Our professional staff have immense depth of local knowledge, we are ideally placed to offer agricultural and equestrian letting services throughout the region.
Property Sales
Through our existing client base, Land Factor are ideally placed to offer tailored property sales packages. With key knowledge and experience of the rural sector, we specialise in estate, agricultural, sporting, forestry and rural residential properties using traditional and modern marketing techniques to achieve client objectives.
